What Hamilton bathrooms are built like

A lot of Hamilton's central suburbs sit on 1950s and 60s stock, which means we plan for old copper pipework and unlined walls before we quote, not after we open them up.

Hamilton's bathrooms vary more than any other town in the region, because the city itself is a patchwork of building eras. Frankton, Nawton, Dinsdale and Glenview carry a lot of 1950s and 60s state house stock, where the original bathroom is often small, tiled in the original pattern, and sitting on galvanised or copper pipework that has had sixty plus years of use. We plan for that pipework, and for unlined subfloor timber, before we ever put a number on a quote.

Claudelands and parts of Hillcrest add older villas and bungalows into the mix, some with a bathroom that was added to the back of the house well after it was originally built. Further out, Rototuna, Flagstaff and Te Rapa are newer subdivisions built from the 2000s onward, where the plumbing is modern but the fixtures are usually the cheapest option a builder could specify to hit a contract price. Those bathrooms function fine, they just do not reflect what the household actually wants, which is a different renovation conversation to Frankton's.
