Cambridge's older housing sits close to the town centre and the Waikato River, where character villas and bungalows from the early to mid 1900s are common. These homes are usually on timber piles, and by the time a bathroom is due for its second or third renovation, the floor has often moved enough that levelling is part of the job before a single tile goes down. We also check for rot under the old shower tray as standard, because a leaking tray on an older timber floor rarely stays contained to just the wet area.

Out toward St Kilda, Cambridge Park and Hautapu, the housing is newer, built through the 2000s and 2010s as the town grew. Bathrooms in these subdivisions tend to have a reasonable layout already, so the renovation is more about upgrading tired fixtures, adding storage, or converting a shower over bath into a proper walk in shower than about fixing structural surprises.
