We are bathroom specialists. And we LOVE bathrooms!

It is a slightly odd thing to be passionate about, one room in the house. But when a bathroom is the only thing you build, you start to care about the parts other builders rush past: the fall of a floor to the drain, the line of a grout joint, the exact height of a niche. Doing the same room over and over, and wanting to nail it every single time, is the whole point of us.

The crew disappears for a fortnight

A general builder has a house build running alongside your bathroom. The moment that site needs bodies, your job is the one that gets paused, because it is the smallest thing on their board.

How we do it

There is no bigger job to be pulled onto

Bathrooms are the entire business. Your job cannot be deprioritised for a house build, because we do not take house builds. That is the whole reason the company exists in this shape.

The price moves once the wall comes off

A quote built from guesswork needs somewhere to hide the risk. Usually that is a provisional sum, or a variation that arrives after you are committed and the room is already gutted.

Fixed in writing, before anyone picks up a tool

We price for the era of the house, because a 1960s bathroom hides predictable things. If something genuinely unforeseeable turns up, you get a written cost before we touch it and you decide. It never lands as a surprise on the final invoice.

You end up project managing it yourself

The plumber is waiting on the waterproofer, the waterproofer is waiting on the tiler, and somehow you are the one making phone calls on a Tuesday morning to work out who is turning up.

How we do it

One contact, one schedule, one invoice

Plumber, electrician, waterproofer, tiler, gib stopper and painter are all booked, sequenced and signed off by us. You get a day by day schedule before we start, so you know which trade is on site when.

The usual way

Nobody will commit to when you get the room back

You are told a fortnight, and a fortnight becomes six weeks. If you only have one bathroom in the house, that is not a scheduling inconvenience, it is your daily life.

We are fast, and we schedule it in writing

Two things. First, we are quick, because bathrooms are all we do, our trades are booked back to back, and we are never pulled onto a bigger site, so your job runs in weeks rather than dragging into months. Second, you get the sequence in writing before we start, including exactly which days you have no working shower or toilet, so you can plan around them rather than being caught out halfway through.

The corners you cannot see are the ones that get cut

Waterproofing gets covered by tile the same day. Falls get eyeballed. An extractor vents into the ceiling cavity. You will not find out for two years, and by then it is your problem.

The hidden work is the work we document

Waterproofing to Building Code clause E3, photographed before anything covers it. Falls set properly rather than eyeballed. Extraction vented outside, not into the roof space. The stages you never see are the ones that decide whether the room lasts.

Not usually, and often the opposite. Repetition is what makes a fixed price safe to offer. Because we scope the same room over and over, we do not need to pad a quote to cover uncertainty, and our trades are booked back to back rather than charging for stop-start visits.
