Does a bathroom renovation add value to your home?

Industry estimates generally put the return on a mid-range bathroom renovation at somewhere around 60 to 75 percent of the spend, and higher in strong markets and desirable suburbs. Beyond the direct valuation, a renovated bathroom tends to help a home sell faster, which reduces holding costs.
Treat those figures as a guide, not a promise. The real gain depends on your suburb, how modern the rest of the house is, and how well the work is done. A well-built bathroom in a tidy home returns far more than a cheap one in a house that still feels dated everywhere else.
What buyers actually pay for
Buyers respond to a bathroom that feels modern, clean and cared for. In practice that means good storage, quality but not extravagant fixtures, effective ventilation and lighting, and a neutral palette that lets them picture themselves in it.
A smart layout often adds more value than expensive tiles. Fixing a cramped, awkward bathroom so it simply works is more persuasive to a buyer than a designer finish on a poor layout. That is where a specialist earns their keep.
Renovating to sell versus to stay
If you are selling, spend to match the market: enough to remove the objection and present well, without over-capitalising on a spec the suburb will not pay back. If you are staying, it is fair to spend more on the things you will enjoy every day, since the return is partly in the living, not just the resale.
