Bathroom renovation cost per square metre, a reality check
People often ask what a bathroom costs per square metre. It is a fair question, and there is a rough answer, but it is one of the more misleading numbers in renovation. Here is the honest version, and why bathrooms are not really priced by area at all.
The rough number, and its big caveat
As a broad guide, a full bathroom renovation in New Zealand tends to work out around $1,800 to $2,900 per square metre, and higher for premium work. It is a useful sanity check if you have a number in your head, but it is a poor way to actually budget a bathroom.
The reason is simple: most of what you pay for does not scale with floor area.
Why the fixed costs break the maths
Waterproofing to code, plumbing and drainage, electrical, the extractor, and the labour to strip out and rebuild are all needed whether the room is small or large. Those costs are much the same either way. Only tiling and fixtures really scale with size.
So a compact ensuite carries nearly the same fixed cost as a big family bathroom, spread over far less area, which makes its cost per square metre look high. A larger room spreads the same base over more area and looks cheaper per square metre, even though the total is higher. Per-m2 tells you almost nothing useful about your own bathroom.

Use per-m2 as a check, not a budget
If a quote works out wildly below the rough per-m2 range, ask what is being left out, because the fixed costs do not disappear. If it is wildly above, ask what is driving it. Beyond that, a per-m2 figure is a starting point for a conversation, not a substitute for a measured, fixed quote.
